terms & cancellation Policy

  • Check in is between 4-6pm

    Check out time is before 10.30am

    If you wish to arrive out with these times, please let us know in advance so we can be around to welcome you.

    Our minimum stay is normally 3 nights but please either check our availability for shorter stays that may be available or give us a call to discuss your individual requirements.

    We are sorry but we do not take dogs in the guest house but please look at our Red Squirrel Lodge.

  • Your stay also includes the following facilities free of charge:

    Your room is serviced daily.

    There is flat screen tv/dvd/freeview in all our bedrooms and your en suite is supplied with complimentary Scottish Fine Soap toiletries.

    You are welcome to help yourself to DVD’s, games and books from our library on the first floor.

    Use of our guest lounge to watch Sky TV and catch up on sporting highlights or programmes you just don’t want to miss.

    There is also tea and coffee making facilities in the guest kitchen, use of a fridge, and a microwave in the event you just want to heat up some carry out food.

    We are happy to store any golfing or cycling equipment or dry off any wet clothing/equipment for you.

  • When we take your booking we are agreeing to reserve the room or rooms for you, to the exclusion of all others, for the dates you request. In return we rely on guests who have made bookings in advance to give us fair notice of cancellation.

    We ask that cancellations are made as soon as possible and preferably by the person who made the original booking. Cancellations can be made by telephone but must always be confirmed in writing, by e-mail.

    Please note that no refunds are given in the event of early check outs and the full amount of the original booking remains payable.

    We advise guests to consider taking out relevant Travel Insurance to cover costs incurred due to late cancellation.

    ACCOMMODATION BOOKINGS

    We will make every effort to re-sell the accommodation booked. If this is unsuccessful , the following will apply:

    30 Days+ Cancellation

    For cancellations made 30 days or more prior to the date of arrival, no charge will be made, however any deposit paid to secure the room(s) will be forfeited.

    7-30 Days Cancellation

    For cancellations made between 14 and 30 days prior to the date of arrival a charge equivalent to the first night’s stay will be charged to the credit card used to secure the booking. In addition, any deposit paid to secure the room(s) will be forfeited.

    7 Days or Less Cancellations

    If cancellation is made less than 7 days prior to the date of arrival the full amount of the original booking will be charged to the credit card used to secure the booking. In addition, any deposit paid to secure the room(s) will be forfeited.

    Group Bookings will require to pay a 30% deposit on booking. This is non-refundable. The deposit will be deducted from the balance. A group booking is a booking whereby someone books Exclusive Use of the house, or more than 3 rooms for more than 3 nights.

    NON CANCELLATION OR GUESTS NOT ARRIVING

    Guests failing to notify us of a cancellation or not arriving on the due date will incur a charge equal to the full cost of the original booking. This will be charged to the credit card used to secure the booking.

    Guests making a booking with us shall imply their acceptance of these cancellation terms.
